Check-In/Check-Out: Please call to let us know your estimated time of arrival into Vancouver. Arrivals after 5 p.m. must be pre-arranged with our office. Early Check-Ins prior to 4 p.m. must be pre-arranged and are subject to room availability. Late Check-Outs must be pre-arranged with our office a minimum of 48 hours prior to the date of departure and are subject to unit availability and a late Check-Out charge. A half-day rate will be charged for a late check-out that has not been pre-arranged.

Security Deposit: We require a credit card imprint and cardholder signature upon arrival. Any damages, telephone charges, extra housekeeping charges or missing items will be charged accordingly to your credit card.
Deposit Policy: A booking deposit equal to two nightís room and tax is due at the time of booking. For bookings of less than 30 nights, the full balance is due 45 days prior to arrival in summer (beginning May 1st) and 21 days in winter (beginning October 1st) . For bookings exceeding 30 nights, the first part and full month of rent are payable 45 days prior to arrival in summer and 21 days in winter, and subsequent months will be invoiced to the Guest and payable on the first of each month in advance. Your credit card will automatically be debited the applicable amount on those dates unless arrangements have been made to pay by company cheque in advance. If you have any special requirements regarding payment, please contact us immediately to discuss them.
Cancellation Policy: We do not overbook, therefore advice of Cancellations must made more than 45 days prior to your arrival (or 21 days in winter, beginning October 1st) will forfeit the initial booking deposit equal to two nightís room and tax. Cancellations made within 45 days of arrival (21 days in winter) forfeit the full payment. Cancellations based on medical emergencies will require a doctorís note and do not necessarily result in a full refund. If you are unable to cancel within the specified time, any days we can resell will be refunded to you minus the 25% re-booking fee.
Extension Policy: Extensions to bookings are subject to availability at the time of the request. Guests are advised to request their extenstions at the earliest opportunity as we cannot guarantee availability and availability can change rapidly.
Substitutions & Upgrades: We reserve the right to substitute accommodation of similar or better quality in the event a suite becomes unavailable.
Housekeeping: All of our properties are supplied with fresh towels, linens and handsoap as well as dishwasher tabs, dish liquid and kitchen towels on arrival and these supplies are refreshed at the time of scheduled housekeeping services. Housekeeping is bi-weekly and more frequent service may be arranged in advance with your service representative. After check-out, housekeeping will take care of all laundry and the final clean. Please ensure you leave the property in a clean and tidy condition upon departure. If you are unaware of where to drop your garbage, call our office and we will let you know where to dispose of it. Charges will be automatically incurred for any extra housekeeping service required.
Smoking: Many of our units are non-smoking and in these units smoking is only permitted on outside balconies or decks. Please use the ashtrays provided. Evidence of smoking may result in immediate eviction without refund and/or additional cleaning charges, including carpet and upholstery cleaning which will be debited to your credit card.
Pets: If you are travelling with a pet, please call the office to arrange your reservation directly. Pets that are brought into the unit (excluding seeing-eye dogs) can automatically result in immediate eviction without refund for the balance of the stay.
Balconies: Please observe courteous behaviour when using a balcony. Do not throw cigarettes or garbage from balconies and do not feed birds. If you take furniture onto the balcony from inside the unit, please bring it back inside. Damage to furnishings caused by rain or weather will be debited to your credit card.
Group Reservations: We do not accept Group Reservations by web booking. Please call the office directly to arrange a reservation. We cannot guarantee availability for groups.
Building Rules & Bylaws: You are responsible for adherance to the building rules and by-laws. They will be found in the unit in the Guest Information Book which is on the coffee table in the living room of each unit. Contravention of rules or by-laws may result in a fine which may take up to several weeks before an invoice is received. Your credit card will be automatically debited for any fines incurred during your stay.
Nightly Noise: Please be considerate of your neighbours and observe quiet use of the unit between the hours of 10 pm and 8 am.
Parking: Parking is available for a nominal rate but must be requested at the time of booking . Extra parking is not guaranteed. Guests who plan to entertain visitors are responsible for following the building parking rules for visitors and be sure to obtain any necessary parking passes required. Incorrectly parked vehicles may be towed without warning and HighStreet accepts no liability for incurred towing charges.
Travel Agents: Commission is not payable for bookings made on the web.
